A survey gives you the facts about your new home before you commit, so you can make an informed decision on what to buy and whether you need to plan and budget for any work.
RICS Level 2 – The Home Buyer’s Report
By far the most popular report for buyers, it is a complete diagnostic report in an easy-to-rear format, and includes a valuation.
This service includes:
• a description of the construction and condition of each part of the property
• colour-coded condition ratings
• a market valuation
• a reinstatement cost
• diagnosis of defects and advice on repairs and maintenance
• an overall opinion and summary of condition ratings
RICS Level 1 - Home Condition Report
A concise, descriptive report suitable for smaller and newer properties and can be used as an MOT for home owners. It clearly colour codes property defects that need attention.
This service includes:
• a concise description of the condition of each element of the property
• colour-coded condition ratings
• summary of condition ratings and defects of the property
This service excludes:
• a market valuation
• reinstatement cost
• diagnosis of defects, or any additional advice on repairs and maintenance
Home Valuations – Help to Buy and Shared Equity
If you own a house under the Help to Buy scheme and want to sell, re-mortgage or repay your loan you will need a market valuation from an RICS registered valuer.
The amount you pay back will be calculated based on the current market value of your home, not the original purchase price, so if the value of your property has decreased, then the amount you must repay will be less than you originally borrowed. However, if the value of your house has increased, so will the amount you must repay.
We will prepare a market valuation report that you can send to Homes England or your housing association, who will confirm how much you need to repay.
